Our House Rules

Passage Way & Common Area

 
  •  Public areas of the building including hallways, lobbies, sidewalks, entrances, driveways, passages, stairways, fire escapes, or fire towers area are solely for entering and, exiting or moving about the building and shall not be obstructed or stacked with personal items or used for any other purposes. The public area including the Mailbox areas, garage, elevator, roof, and laundry shall be used solely per their intended purpose under such rules as the lessor, or landlord may establish from time to time.

  •  Shareholders/lessee and residents shall instruct guests to avoid loitering in the lobby.

  • Children shall not play in the lobby, public halls, stairways, fire escapes, roof, or elevator. Scooters, skates or skateboards are not allowed.

  •  The lobby shall be used only for personal passage, greeting guests gathering mail, acceptance of small package deliveries, and waiting for transportation. Use of the lobby for business, recreation, or habitual socializing is prohibited. No eating or drinking is allowed in the sitting area of the lobby.

  • Bicycles, tricycles, scooters, rollerblades, skateboards, or similar vehicles shall not be ridden in public halls and lobby of the building. Bicycles should be stored in the area allocated in the garage.

  • Smoking is prohibited by law in all enclosed or other indoor public area of the building. No smoking on Premises.

  • No article shall be placed in the halls or on the staircase landings and fire escapes.

  • No sign, notice,advertisement or illumination shall be inscribed or exposed on or at any window or door or other part of the building or grounds without prior written approval.

  • Shareholders/ lessee and resident shall not place or install, radio and television antennas and/ or wires on the exterior of the building.

  •  No vehicle belonging to a shareholder/lessee or resident or to a member of the family or guest shall be parked in such manner as to impede or prevent ready access to any entrance of the building by another vehicle.

  •  Public “open house", group tours, exhibits or auctions of apartments or their contents are not permitted to be conducted on the premises of the building in the apartment.

  •  No car washing, ball playing, or repairs are done in the parking lot area.

  • Residents shall use the available laundry facilities only upon designated days and hours.  

Garbage, Litter, Debris & Personal Property

 

Garbage and refuse shall be disposed of only down the chute which is within the incinerator room. If the garbage can not be placed in the chute, it should be taken downstairs to the basements level and placed in the front of the compactor room door. Additionally, all wet debris is to be secured, wrapped or bagged in plastic in small package size. Debris should be completely drip- free before it leaves the apartment and carried to the refuse room in a careful manner and in a drip proof container. 

  •  Nothing shall be hung, shaken or thrown from the windows, or fire escapes. 

  • Defacements graffiti or willful destruction of any part of the building or grounds is prohibited. 

 All shareholders and residents shall comply with the building’s recycling program.

 Household waste shall be disposed of as follows: 

  •  Glass and plastic bottles and jars, metal cans and aluminum pans and foil shall be rinsed and placed in the recycling container in the compactor room. 

  •  Items unsuitable for disposal through the chute such as spray cans, paint cans, light bulbs, batteries, toys, utensils and ceramics shall be placed in plastic bags or boxes and left on the floor of the compactor room.

  • Oil, paint, chemicals. oily. rags, and lit cigars or cigar eyes shall not be discarded through the chute. 

Make it stand out.

 
  • Shareholders and residents shall not make or permit excessive sounds or noises or engage in activities that cause excessive noxious odor that might interfere with the rights, convenience, comfort or health of other shareholders and residents. Between 10:00 P.M. and 8:00 A.M, musical instruments, stereos, radios, electronic equipment and other audible activities shall be conducted at low sound levels. 

  •  Repair , alterations, installations, deliveries, construction activities or other activities producing disturbing sounds and noise shall be limited to non-holiday weekends between 8:00 A.M. and 5:00 P.M unless approved in advance by the Managing Agent from the back of the building. 

  •  Electricaland Plumbing work must be done by license contractor. Prior to repairs and alterations. Appropriate forms must be completed and approved.

  • At least 80% of the apartment floor area, excluding the kitchen, bathroom and closet floor must be covered with rugs or carpets to effective noise reducing material.

Moving-ins, move-outs and deliveries 

  • Move-ins, move-outs and other delivery or movement of furniture or large, heavy or bulky items must be made on
    non-holiday weekdays between 8:00 A.M. and 4:00 P.M.The managing Agent must be notified two weeks prior to the move so that arrangement can be made to have the garage gate and basement level door open. Elevatorand carpet must be covered there will be a $250 fine for residents who ignore this rule. 

  • Furniture and other large objects may not be hoisted on the outside of the building. 

Pets

 
  • No pets are permitted in the building including visiting
    guest pets.   

Apartments

 
  •  Clothes washing machines and/ or dryers are not permitted in apartments.

  • Clothes should not be hang by the window to dry. Air conditions are to be inserted into the air conditioner sleeve and not in the window. 

  • Waterbeds or other water or liquid filled furniture are prohibited. Unless prior consent was granted.

  • Residential apartments may not be used for commercial, professional or business. purposes. 

  • Toilets and drains shall not be used for any purpose other than those for which they are constructed; rags or other foreign objects or subjects or substances shall not be thrown into toilets or flushed down the drain. Cost of repair and damages shall be paid by the shareholders in whose apartment such misuse occurred. 

  • No alterations, remodeling, renovation, construction, addition or modification may be made to an apartment without the prior written consent of the Corporation. No modification or additions shall be made to the plumbing or electrical system. 

  • The agent of the lessor , and any contractor or workman authorized by the lessor, may enterany apartment at any reasonable hour of the day for purpose of inspecting such apartment to ascertain whether measures are necessary or desirable to control or exterminate any vermin, insects or other pest and for the purpose of taking such measures to control or exterminate carpet beetles, the cost thereof shall be payable by the lessee, as additional rent. 

  •  Complaints regarding the service of the building shall be made in the writing to the Managing Agent of the lessor. 

Violations & Amendments of the House Rules 

 
  • The house rules may be amended, modified, repealed or deleted at any time by resolution of the Board of Directors, at its sole discretion. 

  • Any consent of approval granted under these house rules is revocable at any time by the Corporation for any or no reason. 

  • The Board of Directors may at its sole discretion take such actions without limitations as it deems necessary and/or appropriate to deal with violations whether continued and/or blatant and whether ot not any fines or assessments are levied.
